Most lofts do not need planning consent, fall within Permitted Development rights and as a rule of thumb, do not exceed 50 cubic metres of additional volume. If dormers are planned to the principal elevation, planning consent will be needed, or if your home occupies a corner plot.
If you live in a conservation zone or listed building you may also require planning consent, always best to check with your LPA, just in case!
Typical Requirements:
Loft conversions need to be signed off by building control showing compliance with multiple areas of legislation.
Usually structural designs will need to be provided to ensure that your project meets aspects of these requirements, and will have to be provided by suitably qualified Structural Engineers.
There are strict Part L requirements related to the thermal performance of your loft conversion. Typically, these are found in the specification for the roof, gable ends and eaves. Increased levels of thermal insulation will guarantee your annual heating and cooling bills will go down instead of up!
Often overlooked; is the requirement (Part B Fire Safety) to upgrade all doors that lead onto the principale escape route to fire doors (other than bathrooms). This upgrade may also apply to the frames. The escape route is from the newly created loft level, down to the ground floor, exiting (typically) from the front door of your home. These will need to be fire doors with a 30-minute certified fire rating.
You may wish to keep historic doors and these could have intumescent paint finish applied to meet the required standards. There may also be a requirement to upgrade the ceilings in habitable rooms, below the loft floor level and for those to also provide a 30-minute fire protection if the existing is not suitable.
In addition, smoke detectors with sounders are required on all levels of the property for the loft conversion to be compliant.
All electrical work will need to be Part P compliant and any work carried out requires the correct certification to be provided prior to it being signed off by Building Control.
